Please read these Terms and Conditions carefully, as they define the basis on which room reservations and services at Boone Trail Inn (“we”, “us”, “our”) are accepted. These Terms & Conditions apply to bookings made directly through the hotel's official website or official reservation channels, and payments processed via authorized payment gateways.

By accessing or using this website, you acknowledge that you have read, understood, and agree to be legally bound by these Terms & Conditions.
Boone Trail Inn reserves the right to amend or update these Terms & Conditions at any time without prior notice. Any revisions will become effective immediately upon being published on this page. Continued use of the website constitutes acceptance of the updated terms.
Check-in & Check-out Guidelines
Timing and Access
• Check-in: 3:00 PM ET
• Check-out: 10:30 AM ET
• Early Check-in: Subject to availability and discretion. Additional fees may apply.
• Early Check-out: Please communicate to the Front Desk. Rate plan conditions apply.
• Late Check-out: Subject to availability and fees.
Booking Requirements
• Minimum Age: Guests must be 21 years or older to make a reservation.
• Check-in Requirements: A valid unexpired photo driver's license or state ID and a matching credit or debit card must be present at check-in.
• Guest Information: Accurate guest information must be provided and maximum occupancy limits must be observed.
Payment Authorizations
We accept major credit cards, debit cards, and other approved payment methods. Any payments processed online or via invoice are handled securely through our payment provider, Stripe. You authorize Boone Trail Inn to charge any payment method(s) provided or on file for the full cost of any damages, missing items, policy violations, or special cleaning fees. To the extent permitted by law, you waive the right to dispute these charges or initiate a chargeback or payment reversal with your bank, credit card issuer, or payment provider for services rendered, reserved, or booked, and agree to resolve all billing issues directly with property management.
House Rules & Safety
No illegal activities. You must declare all guests at check-in for security and registry compliance; anyone not declared is considered a visitor and may be evicted. No visitors in guest rooms.
Pets: Pets must be declared at check-in and are subject to safety rules and daily fees (see our full Pet & Service Animal Policies below).
Smoking: Strictly no smoking in indoor areas. A $250.00 smoking fee and/or a $250.00 excessive cleaning fee will be charged to any payment method(s) on file for violations.
Room Inspections: Housekeeping reserves the right to enter, inspect, and service rooms.
Pets & Service Animals
Standard Pet Policy
- Pets welcome: $15.00 + tax per pet, per night.
- Pets must be declared at check-in.
- Pets must be leashed in public areas.
- Pets must not be left unattended in guest rooms.
- Aggressive behavior is not permitted.
- Service animals are welcome; standard pet policies and fees do not apply (see the Service Animals guidelines below).
Service Animals Guidelines
In compliance with the Americans with Disabilities Act (ADA), fully trained service animals assisting individuals with disabilities are welcome throughout all guest rooms and public areas of the property.
- No pet fees or pet holds apply to service animals.
- Check-in Inquiry: In accordance with ADA regulations, if the service need is not obvious, front desk staff will ask: (1) Is the dog a service animal required because of a disability? and (2) What work or task has the dog been trained to perform?
- Control and Behavior Standards: Service animals must remain under the handler's control at all times (leashed or harnessed, unless doing so interferes with task performance). The animal must be housebroken, non-disruptive, and must not bark, show aggression, or disturb other guests.
- No Unattended Animals: Service animals must accompany their handler and cannot be left unattended in guest rooms at any time.
- Misrepresentation Warning: Emotional Support Animals (ESAs), comfort animals, and therapy pets are not classified as service animals under the ADA and remain subject to standard pet rules/fees. Misrepresenting a pet as a service animal to avoid pet fees is a violation of our policy, results in immediate eviction without a refund, and is subject to reporting under applicable Kentucky laws.
Pool Rules & Hours
Hours of Operation
- Seasonal: Memorial Day through Labor Day
- Daily Hours: 10:00 AM - 9:00 PM daily
- Inclement Weather: Pool closes during storms for safety
- Maintenance: May close temporarily for upkeep
Safety Rules
- No lifeguard on duty - swim at your own risk
- All guests under 18 must have adult supervision
- No diving or running
- No food, drinks, or glass containers in pool area
- Capacity: Max 7 guests at one time
- Monitored by security cameras
Security Deposit & Holds
A security deposit of $200.00 may be held or collected on your payment method to cover any property damage, missing items, key loss, excessive cleaning fees, policy violations, or other unpaid charges.
Any unused deposit or hold will be refunded or released by property management within 7 business days of check-out (for cash or check deposits, refunds may be issued via check or refunded to a card on file), subject to a satisfactory housekeeping inspection.
You acknowledge that for credit/debit card holds, the actual availability and release of these funds depend on your issuing bank or payment provider's policies and processing times.
Cancellation & Booking Modifications
All Sales Are Final: All sales are final. No refunds or credits will be issued for early departures, evictions, cancellations, or any other reason. Failure to check in on the confirmed arrival date will result in being charged the full reservation amount.
Modification Rights: The hotel reserves the right to cancel or modify bookings in cases of invalid payment information, suspected fraudulent activity, booking errors, or non-compliance with these Terms & Conditions.
Guests who shorten their stay or check out earlier than scheduled may incur applicable charges as defined by the booked rate plan. In such cases, Boone Trail Inn is under no obligation to guarantee room availability or offer the same rates for future bookings.
Proof of Payment: Guests may be required to provide valid proof of payment within 48 hours of booking confirmation, clearly mentioning the reservation reference number. Failure to submit proof within the specified timeframe may result in booking cancellation. Any banking or transaction-related fees are the sole responsibility of the guest.

Property Features
- Check-In Office: The front office has a dedicated parking area with an approach to a low-threshold entrance and a manual push/pull entry door.
- Parking & Walkways: Guest parking is located adjacent to the guest room building. A designated accessible parking space is available, with paved walkways leading to guest room entrances.
- Ground-Floor Rooms: Select guest rooms are located on the ground floor and feature low-threshold entrances.
- Second-Floor Access: An outdoor ramp provides access to the second-floor exterior walkway. Please note that there is no elevator on the property.
- Guest Rooms: Guest rooms feature standard layouts with traditional bathrooms, including standard tub/shower combinations.
- Swimming Pool: The seasonal outdoor pool features walk-in steps.
Guests with mobility, vision, hearing, or other accessibility needs are encouraged to contact us before booking. We are happy to answer questions about the property's layout and room features so you can determine whether our accommodations are suitable for your needs.
Property Liability & Governing Law
The property “Boone Trail Inn” is privately owned and management reserves the right to refuse service or evict guests in accordance with Kentucky law. Management is not responsible for accidents, injury, or loss of personal property, valuables, or vehicles. Any disputes arising under this agreement shall be governed by Kentucky law and resolved in the local jurisdiction of the property.
